Seznamte se s Jarinem.. Jarin je trochu blbej, ve škole mu to nikdy moc nešlo, nezná žádného finančního youtubera a pněz taky nikdy moc neměl. Jarin žije v Mostě a před deseti lety si řekl, že si koupí nějaký byt, 2+1 v paneláku ze 70. let. Bude ho totiž pronajímat, protože panel je prostě jistota. Banka se cukala, půjčit mu nechtěla, ale nakonec je nějak ukecal. Koupil byt v 7. patře za 330 tis. Bylo tam ještě krásné původní jádro, žádný luxus, ale žít se v tom dalo. Jak je blbej tak měl ale kliku. Hypo měl tehdy sotva za 2 %, tak si vzal 300 tis. od banky. Aby se neřeklo, dal do bytu nové lino, vymaloval, linka z bazaru a nový bojler.. hned tam chudák utopil 80 tis. Pak ještě desítku právníkovi a byt je rázem skoro o třetinu dražší. Teď ale ty dobré zprávy. Splátka hypo byla jen 1 141 Kč. Míň než fond oprav!!! Nájemníci se nějací našli... pět jich bylo. Prvního sháněl měsíc a našel za 4.5 tis. měsíčně. Po roce odešel, hrozný bordel po něm zůstal. Jarin dal osmičku za opravy a našel nového. Nájem šel postupně na 5 tis. Třetí nájemník si v bytě užil celý covid. Jarin dva roky nezvedal nájem, byl rád že tam někoho má. Čtvrtý nájemník (2022 - 2023), Hajzl mu říkal... to byl strašný zmetek. 4 měsíce neplatil, škoda na bytě 25 tis., pak soud, právník, celkem to měl za 83 tis. Jeden hajzl ho stál 80 % toho, co by ten byt za šest let vydělal. Pátý nájemník. Nájem šel z 6.8 tis. na 7.5 tis. Konečně někdo normální. V bytě je dodnes. Je trochu ve slevě, moc se o něj nestaral. Z hypo mu zbývá pořád ještě 220 tis. Sazby mezitím vzrostly a po posledním fixu platí 3 %. To je dost, ale Jarinovi to nevadí. Platí na hypotéce jen o 94 kč víc než předtím. Jarin taky vidí, že má pěknou ekvitu. Celkem ve výši 1 425 105 Kč, víc než destinásobek původní investice.
